Do you own a holiday home?
For many Australians, owning a holiday home is a lifestyle dream. Every situation is different, and the tax treatment of holiday homes can be complex. If you’re unsure what deductions you can claim, speaking with a qualified accountant can help ensure you’re meeting your obligations while maximising legitimate tax benefits, depending on your particular scenario.
If your holiday home is rented to guests during the year, you may be entitled to claim certain expenses. However, the ATO applies specific rules where a property is considered a ‘holiday home’ or leisure facility.
In some cases, ownership-related expenses such as interest on loans, council rates, land tax, repairs and maintenance may not be fully deductible. To access these deductions, the property generally needs to be used, or genuinely held available for use, primarily to generate rental income throughout the financial year.
It’s also important to remember that any periods of private use must be taken into account. If you, your family, or friends use the property, expenses will typically need to be apportioned on a fair and reasonable basis. This means you may only be able to claim a portion of the costs you incur.
The good news is that some expenses directly related to earning rental income, such as advertising costs and cleaning between guest stays, are generally deductible to the extent they relate to the rental activity.
